关键是判断水往哪里流，行业及城市，及其导致的人流。估计流入的区域房价有买盘支撑，比如杭州和深圳，但流出的地方就惨了。另外还得考虑潜在的通胀力度。美国的房地产税也是个重要因素，经济不好喝贫富差距太大，加税是高概率事件，房地产税是很容易加的。入不敷出的地方加税，有钱人跑路，缺口更大，继续加税，跑路，进而导致恶性循环，房价下跌，芝加哥就是例子，连美国对冲基金大本营康州的房价也不行了。而且现在这种情况下收房租和/或赶房客都是风险很大的。 总而言之，我觉得房子也许能抗一点通胀，但绝对不是好的投资品。特别是它的流动性太差了。

该是有形的手和无形的手共同作用的结果。深圳、杭州只是举例而言，也有一些其它城市在往上走。如果二十年前不是在上海买房，而是买在玉门了，那结果会差多少？这个估计仅次于15年初卖了茅台股票买入300104.
